  • Applicants can be sole traders, partners, limited companies, or LLP’s.
  • Maximum advance currently 75% LTV (loan to Value ratio) or up to 100% with additional security. 
  • Term – 5 years to 25 years.
  • Choice of ‘Interest Only’ or Capital & Interest repayments.
  • Most loans geared to rental incomes.  Normal criteria is the rent should be 125% of the calculated monthly mortgage payment.  Your personal income is not part of this calculation.
  • There are a few schemes based on income rather than rents.
  • Rent agreements usually to be 6 month Assured Shorthold Tenancy agreements, but some longer commercial leases considered.
